The Roseboro Hotel
is a national historic hotel in Sharon Springs, New York located at 208 Main Street in Sharon Springs, New York. Currently, the Hotel is not in operation and would "max out'' at 40 rooms however the hotel does have retail units that are currently leased. The Hotel is offered for sale as a redevelopment scenario and the current owner has been renovating the property for approximately 10 years. Additionally, there is a separately deeded 10-acre (+/-) commercial lot directly across Main Street, which could be used for hotel or restaurant parking or additional development, that is included in the sale of the Property.
The Roseboro Hotel consists of a three and four story building which includes the restaurant and retail shops, and a rear detached three story building, known as the "laundry'' building. One of the retail units in leased by Beekman 1802
which was featured on The Discovery Channel with a show called "The Fabulous Beekman Boys'' and gained national recognition. The Property was originally three separate hotels that were eventually combined into one entity. The Property sits on approximately 1.23 acres; the main building size is approximately 34,000 square feet and the third building, known as the "laundry'' building has approximately 7,400 square feet for a total of approximately 41,400 square feet. Guestrooms and the banquet hall are in need of full renovation. The Hotel has a wraparound porch and the dining room has frescoed walls and 12’ ceilings along with the original fir floors. The Hotel front desk was restored to its original 1896 natural cherry and walnut finish. There is a new multi-tiered "French Gold'' chandelier that was customized with over 100 Austrian Swarovski crystals. The original plaster moldings and ceiling were restored. The "Laundry Building'' is a three story building, containing a full attic, is a 1932 masonry building situated on the back of the lot containing 6,300 square feet (2,100 square feet per floor). Included in the sale of the Hotel, is the 10 -acre (+/-) commercial lot directly across Main Street which could be used for hotel/restaurant parking or additional development.
