Sturbridge-Host-Hotel-Sturbridge-Mass-Hotel-Assets-GroupHotel Assets Group, LLC, as sole exclusive agent, is pleased to offer the feesimple interest in the Sturbridge Host Hotel & Conference Center (collectively known as the “Property,” or “Hotel”), a full service hotel located in Sturbridge, Massachusetts.

The Property is located on U.S. Highway 20 (Main Street) on the shores of Cedar Lake. The Property is in a prime location in central Massachusetts and is easily accessible from major Northeast Cities and easily accessible from several major New England Cities. Boston and Springfield, Massachusetts; Providence, Rhode Island; and Hartford, Connecticut are within an hour’s drive. New York City is three hours from the Hotel. The Property is conveniently located near Logan International Airport in Boston, approximately 62 miles; Bradley International Airport near Hartford, Connecticut, 50 miles; and TF Green Airport near Providence, Rhode Island 60 miles. Worcester Regional Airport is approximately 30 miles from the Hotel. Old Sturbridge Village, located adjacent to the Property, offers living history programs and activities. The Brimfield Antique Show, the largest outdoor antique show in New England, is a popular event. Six Flags New England is nearby and Cedar Lake is a long-standing tradition for many locals. Wachusett Mountain is a popular destination for winter sports at New England’s family ski resort in Princeton, Massachusetts. Offering 110 acres of terrain and eight chairlifts for all levels of skiers. Wachusett Mountain is open November through April. Also nearby is Heritage County Club; a championship par-71, 18-hole course recognized as one of the top public golf courses in central Massachusetts. Located on Cedar Lake, adjacent to the Hotel, is The Oxhead Tavern. The tavern is an historic building, originally built in 1820, and has been a large part of New England’s history. The building the was originally located in Brimfield and constructed as a meeting house for the town’s Congregational Church. In 1834 the building was moved to Fiskdale and served as an Irish Catholic Church. In 1860, the building was converted to a shoe factory before becoming a tavern in 1940. In 1973, the tavern was moved to Cedar Lake and reopened as The Oxhead Tavern.

The Property originally opened in 1975 as a resort. The Property consists of two and three stories; the “old wing” is a two story building (built in 1975) and in 1983, a three story addition was built onto the main building. The two story building houses the public areas, meeting space and the majority of guestrooms which are around a swimming pool and an atrium courtyard area. The three story building is interconnected with the “old wing” through interior corridors. The rooms in the newer wing are located off double loaded corridors in a three story tower and feature views of the lake and parking area; there are seven exterior entrances which provide access to the hotel. The Hotel’s main building houses the front desk, administrative offices, reservations and the front offices, human resources, as well as the offices of the director of food and beverage and general manager. The Hotel offers adequate back-of-house space. The Property’s total acreage is approximately 15.16 acres (made up of three parcels 3.89 acres; 4.43 acres; and 6.84 acres +/-). The Property has over 1,000 (+/-) square feet of beach frontage along Cedar Lake. The Property has a total building size of approximately 171,990 square feet.The fee simple interest in the Oxhead Tavern is also included in this offering memorandum.

The Hotel has 15 meeting rooms plus an outdoor tent structure, totaling approximately 27,000 square feet of meeting and banquet space. The outdoor tent structure provides approximately 2,400 square feet of meeting space and is available for use during the spring, summer, and fall months. Three suites located in the guestroom area can be used as meeting space as well. The Property offers several recreational amenities such as an 18-hole miniature golf course; an indoor heated pool and whirlpool; lake front beach; video game room; an outdoor picnic grove and fire pit. Massage and Spa by Simple Indulgence Day Spa is located on site as well as a full equipped health club with saunas, racquetball court, and a basketball court. The Hotel has two restaurants and one lounge: Greenhouse Restaurant, VIP’s Lounge, and the historic Oxhead Tavern, a free-standing, pub-style restaurant that was relocated to Cedar Lake in 1973. The Hotel contains 232-guestrooms configured as kings, queens, and full beds. Hotel suites feature a separate living area, armoire with television, work desk, upholstered chair and ottoman, and coffee table. A large hallway leading toward guestrooms opens into the atrium area, where several enclosed gazebo structures are connected via bridges in a simulated garden layout call the Terrace and Courtyard. Guestrooms in the atrium feature windows and doors opening onto the atrium as well as garden chairs located outside each room. Rooms on the second floor feature small balconies and are furnished with small tables and chairs.
