Hotel Assets GroupHotel Assets Group, LLC, as sole exclusive agent, is pleased to offer the fee-simple interest in the Ocean Plaza Beach Resort (collectively known as the “Property,” or “Hotel”), a full-service resort hotel located on Tybee Island just east of Savannah, GA.
The Ocean Plaza Beach Resort is a 204-room, full-service resort on Tybee Island which are the beaches in close proximity to the City of Savannah. The hotel is close to attractions such as the beach, the Marine Science Museum, the Tybee Island Lighthouse, Fort Pulaski National Monument, and Historic Savannah.

This 5 +/- acre property offers one of the most unique redevelopment op-portunities along the eastern seaboard. A redevelopment strategy could involve (but not limited to) one of two primary directions:

  • Renovation and repositioning of the existing resort facilities. The existing buildings (two) that comprise the guest rooms, as well as the restaurant/lounge that comprises the center section between the guest room buildings, are in good condition and could be used as the foun-dation for a reconstruction/renovation program if acceptable to a national flag. One brand that has considered this plan and is supportive is Holiday Inn Resort. Other similar brands could be considered.
  • Redevelopment – a complete tear down of the existing facilities and ground-up redevelopment with new product(s) in the Hilton or Marriott family of brands. Due to the age and somewhat obsolete design of the existing guest room buildings, it is unlikely that either Hilton or Marriott will be able to consider a plan that would keep these structures for a conversion plan and will therefore require new-build structures. Under this scenario, a dual-branded program such as a Hampton Inn & Suites and Hilton Garden Inn or a Courtyard by Marriott and a Residence Inn that would also contain a meetings component of 10,000 to 12,000 square feet, would be strong considerations.
