Hotel Assets Group, LLC, as sole exclusive agent, is pleased to offer the fee simple interest in the Days Inn Hotel & Conference Center (hereinafter “Property,” or “Hotel”), a limited service hotel located in Danville, Illinois.
The Property is conveniently located off Route 1/U.S. Route 136, approximately one mile from Interstate 74. The Hotel is within walking distance of downtown Danville, and easily accessible to area attractions. The Property is located near three popular scenic state parks: Kickapoo State Recreation Area, Kennekuk State Park and Forrest Glen Preserve; all three state parks offer opportunities for biking, hiking and more. Lake Vermillion is open from Memorial Day to Labor Day and located within three miles of the Hotel. The US Department of Veterans Affairs Health Care System (VA Illiana Health Care System) is located minutes from the Hotel. Area businesses include ThyssenKrupp Industrial Services, Quaker Oats Company, McLane Midwest Company, KIK Custom Products and Genpact, to name a few. The area hosts’ the Covered Bridge Festival in October, and the NJCAA Men’s Division II National Basketball Tournament at the National Junior College.
The Property is a six-story, interior corridor hotel which was opened in June 1974. The Hotel has a lobby, reception and breakfast area, bar and lounge, game room, fitness center and outdoor pool, banquet facilities with approximately 6,000 square feet of meeting space, hotel-wide WiFi Internet access. The Property has undergone approximately $700,000 in renovations since May of 2014. The Property offers 114 guestrooms. Of the 114 guestrooms, 95 guestrooms are included in the Franchise Agreement; 19 guestrooms are contracted to CSX Railroad. The Guestrooms include king and queen beds that include televisions, work desk and ergonomic chair, high speed internet, microwave, mini-refrigerator, and coffee maker. The Property includes approximately 1.91 acres, made up by eight parcels; of the eight, there is one 4,500 square foot parcel on the opposite side of Pine Street, used for overflow parking.
