Hotel AG Lists Country Inn & Suites - Coon Rapids, Minneosta


Hotel Assets Group, LLC, as sole exclusive agent, is pleased to offer the fee simple interest in the Country Inn & Suites by Carlson (hereinafter “Property,” or “Hotel”), a select service hotel located in Coon Rapids, Minnesota.

The Property is situated just off Highway 47 providing access to the northern suburbs and premier attractions including Mall of America, Northtown Mall, and downtown Minneapolis. The Hotel is located just south of the major interchange (MN 610/U.S. 10) making access to The National Sports Center and Bunker Beach Water Park convenient. The National Sports Center (NSC) is located four miles north of the Property and is the largest amateur sports complex in the world. The NSC encompasses 600-acres (+/-) of mixed-use sports fields, and a combination of eight sheets of Olympic and NHL regulation ice; the facility hosts athletes and their families from across the United States and world. The Property is located across the street from Evergreen Industrial Park, which features of 2.5 million square feet of industrial, warehouse, and office space and is located within the Northtown Association. There are local businesses in close proximity to the Hotel such as Honeywell, Frito-Lay, ITC, Thermo Fisher Scientific, and Medtronic, to name a few.

The Property is located less than a mile from the Foley Boulevard Transit Station, providing an alternate transportation option to Minneapolis and the surrounding area. The Hotel offers easy access to a variety of outdoor activities such as hiking in at Coon Rapids Dam Regional Park, golf at Bunker Hills Golf Club, and the Como Park Zoo & Conservatory. There are several dining, shopping, and entertainment options nearby such as the Mall of America, Albertville Premium Outlets, the Minnesota Vikings (NFL), the Minnesota Timberwolves (NBA), Minnesota Lynx (WNBA), and the Minnesota Twins (MLB). U.S. Bank Stadium will be the new home to the Minnesota Vikings (NFL) and is expected to be completed in 2016. Minneapolis and U.S. Bank Stadium will host Super Bowl LII in 2018. Once the stadium is completed, there will be six spectator sport stadiums within a one mile radius centered in downtown including the existing facilities at Target Center and university’s Williams and Mariucci Arena.

The Property is a three-story, interior corridor hotel which opened in April in 1987. The Hotel is in excellent condition after completing over $1.2 million in renovations over the last three years, including a major renovation in 2012 at which time the Property was converted from an independent hotel to a Country Inn & Suites. Upgrades to the Hotel included extensive enhancements to most areas, including the lobby, breakfast area, fitness room, business center, pool, guestrooms, guest bathrooms, and corridors. The Hotel features 3,300 square feet of meeting space, heated indoor pool and hot tub, fitness center, 24-hour business center, a breakfast area, and shuttle service. The Property offers 107 guestrooms with plush beds, complimentary high-speed Internet and cable television. Additional amenities include refrigerator, microwave and coffeemaker. Upgraded guestroom amenities include an in- room whirlpool tub, fireplace and/or sofa bed. Country Inn & Suites by Carlson standard amenities are provided in all guestrooms.
