The Clarion Inn at Sun Valley is comprised of nine, three-story buildings, and is a limited service hotel originally constructed in 1989, and contains a front desk, lobby, elevators, fitness center, outdoor heated pool with spa, on-site laundry facilities, complimentary wireless high speed Internet in public areas, business services and 1,525 square feet of meeting space. The Property has 59-guestrooms complete with cable and satellite television, complementary wireless high speed Internet in all guestrooms, safes, coffee maker, microwave, and refrigerator, iron and ironing board. There are separate guestrooms that offer in room hot tubs. The Property sits on approximately 1.36 acres and has a gross building size of 39,279 square feet. The buildings have been labeled by the owner as follows: Buildings A/A2/B: The Property consists of a main lobby and front desk with a loft area on the second level and rooms located on the third level. The building is connected to buildings A2 and B via exterior/interior hallways. An elevator is located in Building A1 and stairways in all three buildings. An unfinished basement, approximately 1,000 square feet is located in building A1 and houses the laundry room and storage area. There is a garage which has been converted to the fitness center. Building A2 includes two retail spaces on the lower level however, currently , one of the spaces is being operated by the hotel as a bar. Building B is a three story hotel housing guestrooms only. Buildings C/D/E: These buildings are connected via exterior hallways with elevator access is located between buildings D and E. There are exterior stairways located in buildings C and E and buildings C and D contain retail/office spaces on the main level with hotel units above. Buildings C includes three retail spaces on the lower level, two of which are vacant and one is occupied by Nails Sherine. Building D includes one vacant office space. Building E houses hotel rooms on all three levels. Buildings F/G: Building F is comprised of retail and office use on two levels and the lower level is Elements Salon and the property manager ’s office. Allsop occupies the upper level as well as the subject owner. Building G is a free standing retail building and is used as a restaurant with meeting and banquet space. The restaurant is leased and the banquet room is operated by the Hotel. Building H: Building H is referred to as the Worth Repeating building. This building is situated on a separate parcel and is of a different construction than the remainder of the improvements; constructed in 1950. This building is comprised of wood frame construction with wood siding and a flat membrane roof. This is a single tenant retail building currently occupied by Worth Repeating. Property Highlights
